DealDock is an AI-assisted real estate transaction coordination tool operated by DealDock Technologies LLC, a Michigan limited liability company. DealDock is designed to help licensed real estate agents manage the administrative aspects of real estate transactions — including document parsing, deadline tracking, and communication drafting — across the United States.

The service is provided “as-is” during the beta period — features may change, be added, or be removed without notice
We are not liable for data loss, service interruptions, or errors during the beta period
We will make reasonable efforts to notify you of significant changes
Your feedback during beta helps us improve the product for everyone

DealDock is a technology tool, not a licensed real estate attorney or broker
All AI-generated document analysis, field extractions, and suggested communications are for informational purposes only
You are solely responsible for verifying all information and ensuring compliance with applicable laws
DealDock does not warrant the accuracy, completeness, or fitness for purpose of any AI-generated output

4. Agent Responsibility

You, the licensed real estate agent, are always the legal actor in any transaction. By using DealDock you acknowledge that:

You retain full professional and legal responsibility for all transactions managed using DealDock
You must review all AI-generated content before sending or acting on it
DealDock's automation features are tools to assist you, not replace your professional judgment
You are responsible for ensuring all actions comply with your state's real estate laws and your brokerage's policies
You are responsible for maintaining compliance with NAR, your state real estate commission, and any applicable licensing requirements

5. Data Usage

Documents and data you upload to DealDock are:

Processed by AI systems (including OpenAI and PDF.co) to extract relevant information
Stored securely in encrypted databases (Supabase)
Used solely to provide the DealDock service to you
Not sold to or shared with third parties for marketing purposes

5a. AI Improvement & Anonymized Data

To improve the accuracy and reliability of DealDock's AI document reading capabilities, we may use anonymized, aggregated data derived from documents processed through the platform. Specifically:

Corrections you submit (flagging an incorrect AI extraction) may be used as anonymized training examples to improve our document intelligence systems
Successfully parsed document data may be retained in anonymized form to improve future AI accuracy
No personally identifiable information (buyer/seller names, addresses, financial details) is retained in training data — only field structure and extracted values in anonymized form
Raw PDF documents are never used for AI training — only structured extracted data
This data is owned exclusively by DealDock Technologies LLC and is never sold or shared with third parties

By using DealDock, you consent to this anonymized use. You may opt out at any time in Settings → Data & Privacy. Opting out takes effect immediately.

6. Subscription Terms

DealDock is offered as a monthly subscription service. By subscribing you agree to the following:

Billing: Subscriptions are billed monthly to the payment method on file. Your first charge occurs at signup.
Cancellation: You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of your current billing period — you retain access until then.
Refunds: We do not offer prorated refunds for unused portions of a billing period. If you believe you were charged in error, contact us within 30 days at dealdesk365@gmail.com.
Price changes: We will provide at least 30 days' notice before changing subscription prices.
Data after cancellation: Your data is retained for 30 days after cancellation, after which it is permanently deleted. You may request a copy of your data at any time by emailing dealdesk365@gmail.com.

7. Acceptable Use

You agree not to use DealDock to:

Upload fraudulent, forged, or falsified documents
Violate any federal, state, or local laws or regulations
Infringe on the intellectual property or privacy rights of any third party
Attempt to reverse engineer, scrape, or abuse the platform
Share your account credentials with unlicensed individuals
Use the platform on behalf of another agent without their knowledge

8. Limitation of Liability

To the maximum extent permitted by law, DealDock Technologies LLC and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the service, including but not limited to errors in AI-generated document analysis, missed deadlines, failed email delivery, or transaction failures.

Our total liability for any claim arising out of or relating to these terms or the service shall not exceed the amount you paid to DealDock in the three months preceding the claim.

9. Governing Law

These Terms of Service are governed by the laws of the State of Michigan, without regard to its conflict of law provisions. Any disputes arising under these terms shall be resolved in the state or federal courts located in Michigan. By using DealDock, you consent to jurisdiction in Michigan regardless of where you are located or licensed.

10. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by email or by posting a notice in the app. Your continued use of DealDock after changes take effect constitutes acceptance of the revised terms.
